Introduction
Plastering is one of the largest finishing items in any building project. For a typical 1000 sq ft house, the total plastering area (all internal walls, external walls, and ceilings) can easily exceed 4000-5000 sq ft. At Rs 3-8 per sq ft, that is a Rs 15,000-40,000 line item — enough to affect your profit if you estimate it poorly.
This guide gives you a complete rate analysis for plastering work — material quantities, labour charges, tool costs, and total rate per square foot and square metre. We cover both 12mm internal and 20mm external plastering with 2026 Indian market prices.
Plastering Basics
Thickness Standards
| Application | Thickness | Mortar Ratio | Coats |
|---|---|---|---|
| Internal walls | 12 mm | 1:6 | Single coat |
| Internal walls (premium) | 15 mm | 1:6 | Two coats (10mm + 5mm) |
| External walls | 20 mm | 1:4 | Two coats (15mm + 5mm) |
| Ceiling | 6-8 mm | 1:4 | Single coat |
| Dado (bathroom) | 12 mm | 1:4 | Single coat (with waterproofing) |
Why Different Ratios?
1:6 for internal plaster — internal walls are protected from rain and extreme temperatures. A leaner mix (less cement) is sufficient and more economical.
1:4 for external plaster — external walls face rain, sun, heat, and cold cycles. A richer mix (more cement) provides better weather resistance, reduced water absorption, and higher durability.
Rate Analysis: 12mm Internal Plastering (1:6)
Let us calculate the rate for 1 square metre of 12mm thick internal plaster in 1:6 cement mortar.
Step 1: Material Quantity
Wet volume of plaster per sq m: = area x thickness = 1 x 0.012 = 0.012 cum
Dry volume (with 1.33 factor + 20% extra for uneven surface): = 0.012 x 1.33 x 1.20 = 0.01915 cum
We round to 0.0192 cum of dry mortar materials per sq m.
Cement quantity:
- Ratio = 1:6, total parts = 7
- Cement = (1/7) x 0.0192 = 0.00274 cum
- In bags = 0.00274 / 0.0347 = 0.079 bags per sq m
- In kg = 0.079 x 50 = 3.95 kg per sq m
Sand quantity:
- Sand = (6/7) x 0.0192 = 0.01646 cum per sq m
Water:
- Approximately 4-5 litres per sq m for mixing and curing
Step 2: Material Cost (2026 Rates)
| Material | Quantity per Sq M | Rate | Cost per Sq M |
|---|---|---|---|
| Cement | 0.079 bags (3.95 kg) | Rs 400/bag | Rs 31.60 |
| Sand | 0.01646 cum | Rs 2,400/cum | Rs 39.50 |
| Water | 5 litres | Rs 1/litre | Rs 5.00 |
| Material total | Rs 76.10 |
Step 3: Labour Cost
| Labour Item | Rate per Sq M |
|---|---|
| Mason (plastering) | Rs 12-18 |
| Helper/mazdoor | Rs 6-10 |
| Labour total | Rs 18-28 |
Average labour rate for internal plastering: Rs 22 per sq m in tier-1 cities.
Step 4: Sundry Charges
| Item | Rate per Sq M |
|---|---|
| Scaffolding (internal, minimal) | Rs 2-3 |
| Tools and tackles | Rs 1-2 |
| Curing (water + labour for 7 days) | Rs 3-5 |
| Wastage and contingency (5%) | Rs 5 |
| Sundry total | Rs 11-15 |
Step 5: Total Rate — 12mm Internal Plaster
| Component | Cost per Sq M | Cost per Sq Ft |
|---|---|---|
| Materials | Rs 76.10 | Rs 7.07 |
| Labour | Rs 22.00 | Rs 2.04 |
| Sundries | Rs 13.00 | Rs 1.21 |
| Total | Rs 111.10 | Rs 10.32 |
Add contractor overhead and profit (10-15%): = Rs 111 x 1.12 = Rs 124 per sq m or approximately Rs 11.50 per sq ft
Rate Analysis: 20mm External Plastering (1:4)
Now let us calculate the rate for 1 square metre of 20mm thick external plaster in 1:4 cement mortar (two coats).
Step 1: Material Quantity
Wet volume of plaster per sq m: = 1 x 0.020 = 0.020 cum
Dry volume (with 1.33 factor + 25% extra for rough external surface): = 0.020 x 1.33 x 1.25 = 0.03325 cum
Cement quantity:
- Ratio = 1:4, total parts = 5
- Cement = (1/5) x 0.03325 = 0.00665 cum
- In bags = 0.00665 / 0.0347 = 0.192 bags per sq m
- In kg = 0.192 x 50 = 9.58 kg per sq m
Sand quantity:
- Sand = (4/5) x 0.03325 = 0.0266 cum per sq m
Step 2: Material Cost
| Material | Quantity per Sq M | Rate | Cost per Sq M |
|---|---|---|---|
| Cement | 0.192 bags (9.58 kg) | Rs 400/bag | Rs 76.80 |
| Sand | 0.0266 cum | Rs 2,400/cum | Rs 63.84 |
| Water | 7-8 litres | Rs 1/litre | Rs 8.00 |
| Material total | Rs 148.64 |
Step 3: Labour Cost
| Labour Item | Rate per Sq M |
|---|---|
| Mason (external, two coats) | Rs 18-25 |
| Helper/mazdoor | Rs 8-12 |
| Labour total | Rs 26-37 |
Average labour rate for external plastering: Rs 30 per sq m (higher due to two coats, scaffolding work, and rough finish).
Step 4: Sundry Charges
| Item | Rate per Sq M |
|---|---|
| Scaffolding (external, substantial) | Rs 8-15 |
| Tools and tackles | Rs 2-3 |
| Curing (7 days, external) | Rs 5-8 |
| Wastage and contingency (8%) | Rs 12 |
| Sundry total | Rs 27-38 |
Step 5: Total Rate — 20mm External Plaster
| Component | Cost per Sq M | Cost per Sq Ft |
|---|---|---|
| Materials | Rs 148.64 | Rs 13.81 |
| Labour | Rs 30.00 | Rs 2.79 |
| Sundries | Rs 32.00 | Rs 2.97 |
| Total | Rs 210.64 | Rs 19.57 |
Add contractor overhead and profit (10-15%): = Rs 211 x 1.12 = Rs 236 per sq m or approximately Rs 21.90 per sq ft
Comparison: Internal vs External Plastering
| Parameter | Internal (12mm, 1:6) | External (20mm, 1:4) |
|---|---|---|
| Thickness | 12 mm | 20 mm |
| Mortar ratio | 1:6 | 1:4 |
| Cement per sq m | 3.95 kg (0.079 bags) | 9.58 kg (0.192 bags) |
| Sand per sq m | 0.0165 cum | 0.0266 cum |
| Material cost/sq m | Rs 76 | Rs 149 |
| Labour cost/sq m | Rs 22 | Rs 30 |
| Total cost/sq m | Rs 111 | Rs 211 |
| Total cost/sq ft | Rs 10.32 | Rs 19.57 |
External plaster costs roughly 1.9 times more than internal plaster due to the thicker application, richer mortar, scaffolding, and additional labour.
City-Wise Plastering Rates (2026)
Rates vary significantly across Indian cities:
| City | Internal Plaster (per sq ft) | External Plaster (per sq ft) |
|---|---|---|
| Mumbai | Rs 12-15 | Rs 22-28 |
| Delhi | Rs 10-13 | Rs 18-24 |
| Bangalore | Rs 11-14 | Rs 20-26 |
| Pune | Rs 10-13 | Rs 18-23 |
| Ahmedabad | Rs 8-11 | Rs 16-20 |
| Kolkata | Rs 8-11 | Rs 15-20 |
Mumbai and Bangalore are the most expensive due to higher labour rates and sand costs. Tier-2 cities like Indore, Lucknow, and Jaipur are typically 15-20% cheaper.
Plastering Cost for a Typical House
For a 1000 sq ft (2 BHK) single-floor house, the approximate plastering areas are:
| Surface | Area (sq m) | Type | Rate (per sq m) | Cost |
|---|---|---|---|---|
| Internal walls | 250 sq m | 12mm, 1:6 | Rs 111 | Rs 27,750 |
| External walls | 100 sq m | 20mm, 1:4 | Rs 211 | Rs 21,100 |
| Ceiling | 93 sq m | 8mm, 1:4 | Rs 140 | Rs 13,020 |
| Total | 443 sq m | Rs 61,870 |
Add 12% for contractor overhead: approximately Rs 69,300 for complete plastering of a 1000 sq ft house.
Tips to Reduce Plastering Cost
1. Ensure Level Brickwork
Uneven brick walls require extra plaster thickness (sometimes 25-30mm instead of 12mm). Good brickwork saves 15-20% on plaster materials.
2. Use Fly Ash Bricks
Fly ash bricks have better dimensional uniformity than red bricks. This means more even walls, thinner plaster, and less wastage.
3. Consider Gypsum for Interiors
Gypsum plaster at Rs 45-65 per sq m is only slightly costlier than cement plaster but saves 7 days of curing time and labour. For projects where time is money, gypsum can be more economical overall.
4. Bulk Sand Purchase
Buy sand in bulk (per truck load) rather than small quantities. A full truck (3-4 cum) costs 10-15% less per cum than buying in smaller lots.
5. Proper Curing
Under-cured plaster cracks and needs rework. Seven days of curing costs Rs 3-5 per sq m in water and labour but saves Rs 30-50 per sq m in crack repair.

Summary
Rate analysis for plastering work depends on four factors: thickness, mortar ratio, labour rates, and city. Here are the key numbers:
- 12mm internal plaster (1:6): Rs 110-125 per sq m or Rs 10-12 per sq ft
- 20mm external plaster (1:4): Rs 210-240 per sq m or Rs 20-22 per sq ft
- Cement consumption: 0.08 bags/sq m (internal) vs 0.19 bags/sq m (external)
- External plaster costs roughly 2x internal plaster
For a 1000 sq ft house, budget approximately Rs 60,000-70,000 for complete plastering including all surfaces, labour, scaffolding, and curing.
